Why Scottsdale? The Short Answer
If you’re considering a move to the Phoenix metro, Scottsdale will keep coming up — and for good reason. With 300-plus days of sunshine per year, a dining and arts scene that punches well above its weight, and neighborhoods ranging from lock-and-leave condos in Old Town to ultra-luxury gated estates in Silverleaf, Scottsdale offers something for almost every buyer. The harder question isn’t whether to buy in Scottsdale. It’s where in Scottsdale.
As a REALTOR® who has been working this market for over a decade, I’ve helped buyers at every price point find the right fit. Here’s the honest insider’s breakdown.
Old Town Scottsdale: The Heartbeat of the City
Old Town is where Scottsdale comes alive. Walkable, vibrant, and relentlessly entertaining, it’s the go-to for buyers who want the urban lifestyle without sacrificing Arizona sunshine. The real estate mix here leans heavily toward condos and townhomes — perfect for snowbirds, lock-and-leave investors, and professionals who want to walk to dinner. Expect to pay $350,000–$1.2M for a well-located condo, with luxury penthouses pushing significantly higher near Scottsdale Fashion Square.
The tradeoffs: Old Town is loud on weekends, parking is a challenge during peak season, and single-family homes are rare and command a premium when they do appear. If walkability and lifestyle are your priorities, there is no better zip code in Arizona.
DC Ranch & Silverleaf: The Crown Jewel Communities
Tucked against the McDowell Mountains in North Scottsdale, DC Ranch is one of Arizona’s most celebrated master-planned communities. Twelve hundred acres of desert landscape, a private residents’ club, top-tier schools, and architecture that actually respects the terrain make DC Ranch feel like a permanent vacation. Entry-level homes start around $1.2M, with custom estates exceeding $5M.
Silverleaf — the ultra-luxury enclave within DC Ranch — takes everything up another level. Custom estates here routinely exceed $5M to $20M+, with views that are genuinely unmatched in the Valley. If you’re looking at Silverleaf, you’re competing for some of the most coveted real estate in the American Southwest. Off-market access matters here — which is exactly where an experienced agent earns their commission.
McCormick Ranch: The Family-Friendly Classic
McCormick Ranch was one of the first master-planned communities in Scottsdale, and four decades later it still delivers. Mature trees, lake frontage, a golf course, and a neighborhood feel that newer communities spend years trying to manufacture — McCormick Ranch has the kind of character that money alone can’t buy quickly. Homes range from $700,000 to $2.5M+, with golf-course and lake-facing lots commanding the highest premiums. Scottsdale Unified schools are a major draw for families.
Gainey Ranch: Guard-Gated Luxury with a Golf Course View
Gainey Ranch offers something increasingly rare in the Phoenix metro: a guard-gated community with resort amenities at a price point that still feels attainable for the upper middle of the luxury market. The Hyatt Regency Gainey Ranch sits at its center, and the community’s three-course golf layout means you can wake up to a fairway view from your backyard. Homes typically range from $900,000 to $3M+. The HOA is active, the maintenance standards are high, and it attracts a mix of year-round residents and seasonal owners.
Troon North: Desert Serenity at the Edge of the City
Troon North is Scottsdale at its most elemental. Perched against the Sonoran Desert on Scottsdale’s northern edge, it offers mountain views, two Weiskopf-designed golf courses, and a quiet that’s harder and harder to find as the Valley expands. Custom homes here start around $1M and escalate significantly for golf-course or mountainside lots. If you value privacy, natural beauty, and serious golf over proximity to shopping and nightlife, Troon North should be near the top of your list.
“The right neighborhood in Scottsdale isn’t about price — it’s about how you want to live. Get that right first, and everything else follows.”
