Tier 2 — Semi-Private Communities

Public or semi-private golf courses woven through residential communities — you don’t need to live there to play, but residents have access to the course and the community backs to or borders fairways.

McCormick Ranch · Scottsdale

Alta Mesa · Mesa

Fairway-adjacent lots typically command $50K–$150K premiums over comparable non-golf-adjacent homes in the same community.
