School district becomes the most important filter. Gilbert USD and Chandler USD are the gold standard for academic performance across all four high schools in each district. Cave Creek USD for Cactus Shadows HS specifically — which has a nationally recognized Fine Arts program and strong athletics. If high school is 5+ years away, amenity fit and community character can outweigh district differences at the margin.

Under $500K: Cooley Station, Meridian entry, entry Power Ranch. $500K–$750K: Power Ranch, Harvest, Fulton Ranch, Tatum Ranch, Grayhawk entry. $750K+: Morrison Ranch, Agritopia, DC Ranch, Ocotillo lake homes.
